Oversikt

East Kelt Farmhouse is a traditional stone-built conversion offering ideal family sized holiday accommodation. Set in 2 acres of land in the rolling countryside high above the Campsie Fells with picturesque views towards the Ochil Hills and beyond, East Kelt Farmhouse is an ideal base for touring the Scottish heartlands.

With ample living and dining space in the large, double-height lounge you can sit back and relax in front of the electric coal effect stove and watch the wildlife from the windows or watch the latest movie on TV.

The fully fitted farmhouse kitchen with built-in appliances, coffee machine and wine fridge makes cooking and entertaining an easy task after a hard days’ sightseeing. You can also eat in the fabulous size Dining Room which boasts handmade furniture by the owner’s father.

With the entire property all on one level all bedrooms are easily accessible. The Master bedroom features a King-size bed with an ensuite featuring a bath, WC and sink. There is also an extensive dressing area in this bedroom with built-in wardrobes.

There are 2 further bedrooms: one twin and one king-size. These bedrooms share the use of the fully modernised family bathroom with a walk-in shower, WC and sink.

The outside seating area offers spectacular views of the local area and with a BBQ provided, you can make the most of the views while relaxing with the family of an evening.

With ample parking provided and ample space for storing golf clubs and outdoor gear, you will be hard pushed to find a better property for enjoying the Scottish outdoors.

Historie

The original 1735 butt -and-ben Scottish cottage has been extensively renovated with all the latest conveniences and was joined to an adjacent granary to provide a high-quality barn conversion. 

The magnificent lounge and kitchen features restored stone walls and joinery made from local hard woods. Most of the furniture was hand crafted by the late owner, Alexander Farquhar.

BY BOOKING AND MAKING PAYMENT YOU ARE ACCEPTING THE FOLLOWING TERMS AND CONDITIONS:
  • The number of people staying in the Property cannot exceed the maximum capacity for each Property.  The maximum capacity is stated on the advert but if the Hirer and/or the Party Members are in any doubt about the maximum capacity, enquiries should be made of the Owner to confirm.  The Hirer must be aged 18 years or over at the time of making the booking. No unaccompanied children under the age of 18 may be left in the Property at any time. Any subletting, sharing or assigning is prohibited unless confirmed by prior agreement in writing from the Operator. The Hirer and Party Members are responsible for leaving the Property clean and tidy, the definition of which is at the sole discretion of the Operator. In the event of any loss or damage to the Property, its fixtures or fittings  the Hirer and the Party Members (together the “Occupants”) are jointly and severally liable for the full cost of repair and/or replacement of any and all damaged property, including costs, admin and management fees of SCCL and/or the Operator.
  • In the event the Property is not left in a clean and tidy condition, the definition of which is at the sole discretion of SCCL and the Operator, an additional charge for cleaning will be applied to the card making payment of the initial sum and/or the balance(s).  See below for consent to take additional payments from the card details supplied by the Hirer or any third party payer.  This will be charged at approximately £16 per hour but this sum may differ and there will be additional charges, including costs, admin and management fees of SCCL and/or the Operator.
  • The Booking commences at 4.00pm on first date of the Rental Period (“Start Date”) and ceases at 10.00am on the last day of the Rental Period (“End Date”).  Check-in prior to 4pm on the Start Date (“Early Check-in”) and check-out after 10am on the End Date (“Late Check-out”) may be accommodated but this is at the sole discretion of SCCL and the Operator. 
  • There are additional charges for Early Check-in and Late Check-out. Please note that neither can be confirmed until 3 days before the Start Date for Early Check-in or 3 days before the End Date e for Late Check-out.  Costs are calculated on a case-by-case basis and are subject to change.  Please contact SCCL to discuss early or Late Check In and costs thereof
  • The Operator shall be under no liability if they are unable to carry out any provision of the Terms and Conditions for any reason beyond their control including, but not limited to: Act of God, legislation, war, fire, flood, drought, inclement weather, late delivery of materials, failure of power supply, failure of utility services to deliver goods / services, lock-out, strike; and global pandemics.
  • The Operator does not accept any responsibility or liability for any theft, loss, damage, illness or accident by any persons or any persons arising from any cause whatsoever during the Booking. By signing this agreement, the Hirer acknowledges that neither you nor any Party Members will have any claim against the Operator for any theft, loss, damage, illness, accident or injury, which includes all vehicles used by any person or persons during the Rental Period. The Hirer and Party Members should ensure appropriate holiday or other insurance is in place to afford appropriate cover.
  • Nothing in the Terms and Conditions limits any liability which cannot be legally limited, including liability for death or personal injury caused by negligence of the Operator.
  • The Operator shall not be liable for any loss of, or negative impact on, without limitation: profit, goodwill, increased costs, loss of anticipated savings, loss of business, or any special, indirect or consequential loss to the Hirer and Party Members or any third parties.
  • Neither SCCL nor the Operators are responsible for any noise, disruption or inconvenience caused by ongoing construction, alterations to existing houses or any other similar circumstance.
  • No items may be removed from the Property. This includes but it not limited to fixtures, fittings, linen and towels.
  • Any breakages or damage must be reported to the Operator immediately, by phone, email or text message. This cost will be deducted from the Damages Deposit where a Damages Deposit has been paid.  If no Damages Deposit has been paid, the cost will be deducted from the card provided in respect of payment of any Deposit or balancing payment(s).  Where there is no Damages Deposit and no card details are available, the Hirer and the Party Members are jointly and severally liable for the costs incurred in respect of the repair or replacement of any breakages or damage, including costs, admin and management fees of SCCL and/or the Operator. In the event that any breakages or damages are worth more than the Damages Deposit held, sums due in respect of said damages will be due within 5 days of the End Date.
  • All of the properties have a ‘No Smoking’ policy. No flammable materials or naked flames of any kind, including candles are permitted in the Properties. Fireworks are not permitted in, nor in the grounds of, nor near the Properties.
  • The Operator works hard to achieve and maintain standards and hopes all Occupants will enjoy their stay at the Property. In the unlikely event of dissatisfaction, please contact the Operator immediately confirming full details of the complaint.
  • The Operator does not accept any liability for any misunderstanding or resulting errors that may occur as a result of the Hirer or Party Members interpretation of the Terms and Conditions. 
  • Where on-site parking is provided, cars and their contents are parked at their owner’s risk
  • Anything left in the Property after the end of the Rental Period will be kept for 1 week after departure or forwarded if requested by any Party Member atthe expense of the Party Member. The Operator may charge postage and an administration fee for the return of any such lost items.If items are not returned they will be disposed of at the Operator’s discretion.
  • The Operator will not be liable for any failure orinterruption to the Rental Period, including but not limited to disruptions to the supply of gas, water or electricity, or for anydamage, disturbance or noise caused as a result of maintenance or other work being carried out in any part ofthe Property or in the vicinity of the Property.
  • Pets and animals are not accepted in any Property, with the exception of service dogs by prior arrangement.
  • The Operator will provide the Party Members with the self-check in key box code number no later than the week preceding the start of the Rental Period as long as all payments which are due and payable have been paid in full in cleared funds. 
  • Unless otherwise agreed, the Operator will issue the Party Members with one set of keys to the Property. If at any time these keys are lost, a Party Member must notify the Operator soon as possible.  If a locksmith is required to change the lock/ key the Hirer will be responsible for this cost and the Operator may also charge an administration fee.
  • If anyone locks themselves out of the Property and requires the Operator assistance to access the Property, the Operator reserves the right to charge an administration fee.
  • The Operator will retain a set of keys to the property and the Operator or its nominee will have immediate access to the Property, with or without sub-contractors and employees, to inspect any emergencies and/or where the Operator believes there is an issue with Party Members or their conduct, or in an emergency situation.  The Operator will make members reasonable efforts to contact a Party Member before entering the Property. The definition of reasonable will be at the sole discretion of the Operator 
  • For matters which are not deemed urgent by the Operator, access to the property will be available to the Operator during a Rental Period on the Operator giving no less than 24 hours’ notice, verbally or in writing, of the access needed and the timing of that access.  
  • Where wireless broadband is available at a Property, the Operator will not be liable for loss of this service due to connection, environmental or human error and no support service is available. All use of broadband/WiFi must be fair and reasonable (which is at the sole discretion of the Operator) and should not be used for any illegal means. Party Members and visitors use the broadband/WiFi at their own risk.  The Operator will not be liable for any damage to property or any loss or damage as a result of the said use howsoever incurred. 
  • Should a Party Member or visitor report that a service or an appliance is faulty and subsequent inspection confirms that the appliance was not faulty, but was not being operated properly by the Party Member or visitor, where usage instructions have been provided, the Operator reserves the right to charge an administration charge and ant cost incurred in respect of any such call out.
  • The Operator is required to gather certain personal data about the Hirer, Party Members, Third Party Payers and visitors both for operational and legal obligations. This personal data will be subject to the appropriate legal safeguards as specified in the General Data Protection Regulation (GDPR).  The Operator will not pass such information on to third parties unless required by law to do so. 
  • Please note that the charging of electric vehicles by means of extension cable or otherwise to connect to the power source at this property is not permitted.
